Location & Connectivity of M3M Capital

M3M Capital sits on Dwarka Expressway in Sector 113, right at the Delhi-Gurgaon border. It's about a 10-minute drive to IGI Airport and sits close to the Diplomatic Enclave, an 18-hole golf course, and Asia's largest convention centre in Yashobhoomi.

The nearest working rail links today are Palam Vihar and Bijwasan railway stations, not the metro. The much-repeated “3 km from Dwarka Metro” line refers to a station that isn't operational at this stretch yet — it's a planned extension, not a live connection, so treat it as a future upside rather than a current convenience.

Sector 113 is still a developing corridor. Several access roads around it are under construction. Your daily commute today will look rougher than the finished-corridor version every brochure shows you.

Configurations & Floor Plans

The official brochure lists 2.5 BHK, 3.5 BHK, 3.5 BHK with study, 4.5 BHK, and 4.5 BHK with servant room. Several listing portals simplify these to plain 2/3/4 BHK, which is why you'll see both naming conventions for what are largely the same units.

• 3.5 BHK: around 1,665 sq ft
• 4.5 BHK: around 2,060–2,298 sq ft, with a servant-room variant at the top end

One detail almost nobody mentions: towers facing the expressway get direct road noise, while towers facing the central green belt don't. If quiet matters to you, ask specifically for a green-facing tower and floor — don't assume from the brochure render.

Base prices across listed sources range from around 1.86 Cr for the smaller units to over 6 Cr for the largest 4.5 BHK. That's a wide spread, and unit size explains most of it — but not all of it.

What brochures don't headline: PLC, EDC/IDC (reported around 425 per sq ft), club charges (one listing put this near 6 lakh flat), and parking are all added on top. A unit quoted at Rs. 2.5 Cr can realistically land closer to 2.8–2.9 Cr once everything's added — ask for the full cost sheet before you get attached to a number.
