M3M Crown floor plans are built around one idea: every apartment should face a garden, not a parking lot. That's a genuine design choice, not just a brochure line — the towers sit around the central green and lake rather than along the boundary wall.

The 3 BHK units start at 1,605 sq. ft. and go up to 2,170 sq. ft. in a 3 BHK + Study + Utility configuration. The 4 BHK options run from 2,305 sq. ft. to 2,670 sq. ft., with Study and Utility built in. A handful of duplex units, between 2,800 and 3,400 sq. ft., are also available.

M3M Crown Price & Payment Plan

The M3M Crown price starts from around 2.88 Cr* for the base 3 BHK configuration. Larger 4 BHK and duplex units are priced higher, and as with most under-construction launches, the per-square-foot rate tends to firm up as inventory reduces.

The M3M Crown payment plan follows a 25:25:40:10 structure — 25% on booking, 25% at a defined construction milestone, 40% closer to possession, and the final 10% on handover. A 25:75 scheme has also been offered on this project, where 75% of the cost is due nearer possession — useful if you're waiting on a loan sanction.

Before you commit, ask for the current cost sheet in writing. It should separate the base price from EDC/IDC charges, PLC (if you want a lake-facing or higher-floor unit), GST, and stamp duty. A 2.88 Cr base price can easily add another 8–12% once these are included, so plan around the total, not the headline number.

Amenities & Lifestyle

The clubhouse at M3M Crown — the SCDA-designed Waterfront Club — is genuinely large at 75,000 sq. ft., and it's built more like a small resort than a typical residential amenity block. A spa, sauna, bowling alley, mini theatre, library, health café, and rooftop seating are all part of it, according to both broker listings and M3M's own project page.

Outside the clubhouse, the project is built around a landscaped lake and multiple themed gardens rather than one generic “central green.” M3M's official page lists a Butterfly Valley & Ornamental Park, a Mist Garden, a Zen Garden, a French Garden, a Bamboo Forest, a Garden of Flowers, and a dedicated Senior Citizen Park — a genuinely wider variety than most competing projects in this corridor bother naming individually.

Fitness-focused residents get a gym, a dedicated yoga zone, a meditation zone and meditation hall, plus sports facilities that go beyond the usual tennis-and-basketball pairing — badminton, squash, cricket nets, a boxing ring, and a climbing wall are all listed. A shaded walking track runs through the property; exact length is reported differently across sources, so treat it as “over a kilometre” until confirmed on a site visit.

M3M Crown Construction Update & Possession Date

As of August 2026, M3M Crown is listed as under construction, with possession expected around 2027 — though the exact quarter isn't consistent across sources. Treat any possession date quoted verbally as indicative until it's written into your buyer's agreement.

If construction progress matters to your decision — and for a project this size, it should — ask for dated site photos or a video walkthrough rather than relying on renders. A serious sales team will have this readily available once a project is past its early booking stage.
