It is important to note this because one might assume all 3 BHK units share the same size or layout; in reality, larger units in that range are significantly bigger than smaller ones, often due to factors like corner positioning, floor level, or tower-specific configurations.

As with any completed project, the best approach is to request the specific floor plan for the exact apartment you are considering, rather than relying on the general layouts shown in the brochure. This is particularly relevant here: according to the project's RERA filings, very few unsold units remain, so the available floor and layout combinations may be quite limited. The plan shown to you must correspond to the actual unit being offered—not to a sample plan from a different unit elsewhere in the tower.

M3M Escala is registered under Haryana RERA with registration number RC/REP/HARERA/GGM/843/575/2024/70 (dated 28.06.2024). Registration records reveal a multi-layered ownership structure that is important to understand before purchasing:

• Promoter (BIP Holder): M/s M3M India Pvt. Ltd., which holds the joint development and marketing rights.
• License Holders: Nine entities (companies), including M/s Haamid Real Estate Pvt. Ltd., M/s Vibhor Home Developers Pvt. Ltd., and seven other companies listed in the registration certificate.
• Collaborator: M/s DLF Home Developers Limited — The project's primary 27.471-acre license (No. 16/2009) was initially developed in collaboration with DLF. Subsequently, the DTCP approved a change of developer to Haamid Real Estate Pvt. Ltd. and granted joint development and marketing rights to a group of companies, including M3M India (as per the DTCP memo dated 27.07.2020).

In short: While this project is marketed and promoted by M3M, it is situated on land originally involving DLF and entails multiple license-holding entities—a crucial detail to note if you are conducting thorough due diligence rather than relying solely on the brand name.

M3M Escala Availability & Booking

At the time of the project's HRERA filing, 150 out of the total 152 units had been sold, leaving only two unsold. This situation is akin to a 'sold-out' project, even though the developer technically retained some inventory. This contrasts sharply with most of M3M's under-construction projects, where hundreds of units across multiple towers might still be available. 

Current availability may have changed since that filing—those last two units might have sold, or other units could have re-entered the market via resale—so view this figure as a strong indicator of scarcity rather than an exact inventory count.

Given the minimal remaining developer inventory, most transactions at Escala are likely to occur via resale (i.e., an existing owner selling their unit) rather than through new bookings directly with M3M. While both routes are possible, the processes differ: resale typically involves RERA and title checks, along with verifying the seller's ownership documents and any outstanding dues, whereas purchasing developer inventory (if any units remain) follows the standard booking procedure. Before proceeding with either method, be sure to verify current availability, pricing relevant to the chosen route, and all necessary documentation.
